Cancellation Policy

Booking with Brooklyn Hive is a request, not an instant reservation. Every request is screened and reviewed by our team before it is approved, and you are not charged before approval.
Before your booking is approved
- No charge. You will not be charged any rent while your request is pending screening and admin review.
- You may withdraw your request at any time before approval at no cost.
- A holding deposit, where required, is collected to hold your dates and is a booking gate only — it is refunded once your lease is executed.
After your booking is approved
- Cancel 30 or more days before your move-in date to receive a refund of 100% of the first month's rent.
- Within 30 days of move-in, self-service cancellation is closed — please contact our team to discuss your situation.
Your signed lease
Once your sublease is signed, your tenancy is governed by that signed agreement — a fixed-term lease with no automatic early-termination right. The window above is a policy Brooklyn Hive extends at the booking stage; any cancellation, refund, or deposit return after signing is handled by our team under the terms of your lease and reviewed case by case.
How refunds are handled
- Every refund is reviewed and approved by the Brooklyn Hive team before any money is returned. Eligible cancellations are queued for our team to confirm the amount and issue the refund.
- Any holding deposit you paid is flagged for return when a booking is declined, withdrawn, or cancelled.
- Partial or discretionary refunds outside this policy are always subject to team review and approval.
